RENTAL CONTRACT Article 1 – The contract is concluded for definite duration. The tenant, will not be allowed to remain into the house after the period. Article 2 – Enactment of the contract The contract goes into effect as soon as the tenant has sent to the owners of the property a deposit of 30 % of the rent. The rent concluded between the parts of the present act can benefit on no account even partially in thirds, physical or moral persons, except agreement written by the owners. Any breach of this clause would conduct to the immediate termination of the contract and the remaining rent would be definitively acquired by the owners of the property. Article 3 – Cancellation by the tenant : Notice of any cancellation must be sent by registered letter or telegram to the owners of the property. a. Cancellation before arrival : in all cases, the amount of the deposit should be retained by the owner with the following exceptions : 



If the contract is cancelled more than 30 days before the beginning of the rental period, no compensation will be asked by the owners of the property. If the rent is cancelled less that 30 days before the beginning of the rental period : the following will be paid to the owner of the house : - 50 % of the balance of rent if the booking was cancelled 15 days to 1 month priore to the beginning of the session of the rental period. - The entire balance of the rent if the booking was cancelled less than 15 days before the beginning of the rental period.

b. If the tenant does not arrive within 24 hours following the date of arrival as indicated on the contract, the present contract becomes invalid. The amount of the deposit remaining is also retainded by the owners of the property, who will request the balance of the rental fee.

Article 5 – Arrival : The tenant is requerd to arrive on the date and by the time stated on the contract. In case of late or deferred arrival, the tenant must advise the owner . Article 6 – Settlement of the balance : The balance of the rent is paid upon arrival. Article 7 – Inventory of fixtures : An inventory is established in common and signed by the tenant and the owners; or his representative in the arrival and departure from the house. This inventory constitutes the only reference in case of litigation concerning the inventory of fixtures. The state of neatness of the house upon arrival of the tenant must be noted in the Inventory of Fixtures. The cleaning of premisis is chargeable to the tenant during the rental period and prior to departure. The tenant can, however, sign to a fixed price(cleaning package) so that the cleaning prior to departure is chargeable to the owner. Any complaint regarding to the state of the premisis after departure will not be taken into account if these concerns were not documented upon arrival. Article 8 – Deposit Upon arrival of the tenant, the deposit indicated on this contract is due to the owners. After contradictory establishment of the inventory of Fixtures of exit, this deposit is given back, deduction made by the cost of restoration of places, if degradation was noted. In case of early departure (previous at the hour mentioned on the first side of the present contract) preventing the establishment of the inventory of fixtures the same day from the departure of the tenant, the deposit is sent back by the owners within a week maximum. Article 9 – Use of the place The tenant will have to insure the peaceful character of the rent and worry custom according to the destination of places. Article 11– Capacity The present contract is established for a maximum capacity from 10 to 12 persons. If the number of tenants exceeds the accommodation facilities, the owners can refuse the supplementary persons.

Article 4 – Cancellation by the owner :

Article 12 – Animals

The owner reserves to the tenant the completeness of the paid sums, as well as a compensation at least equal to the one that the tenant would have supported if the cancellation had intervened in its fact in this date.

Animals are not authorized in the house. In case of non-compliance with this clause the tenant will be asked to leave the house. Article 13 – Insurance : The tenant is responsible for all the damages arising during his/her stay. The tenant is asked to sign holiday resort-type contract.
