Environmental program •Land use •Transportation •Construction materials •Energy use •Water and sewage •Waste handling

The final solution - The Master Plan

Detail development Plans

Integrated Planning

Partial areas with 1000 flats divided on 10 developers. Meetings monthly with planners for water, energy, transport and waste.

Some facts in short for the project •size 160 ha + 40 ha lake (90 ha residential 30 ha public) • 11.800 new flats (45% rented), 40 – 120kvm • 290.000 m2 new offices, schools, shops, services • 25.000 inhabitants and 10.000 jobs

• huge infrastructure projects – railway, tunnels, district heating, broadband • investments 3 billions Euros, the cities part 15% • construction time 1995-2017. Today 70% finished

Facts on Housing •Most sites owned by the city and leased •Density (e) 1.43 incl public space (2.2-3.0 excl) •Heights of buildings – average 18 m (12-24 m) •46% rented apartments 54% owned in associations •Apartment sizes from 40 sqm to 120 sqm – average 75 sqm (two bedrooms). •75 sqm: Rent 1400 €/m Price 350,000 € + 300 €/m fea •33 developers and 29 architect firms (so far)

The ”Hammarby” ecocycle model Energy Heat and Electricity

Waste Recycle, energy and fertilizer and biogas

Water Rain locally treated Sewage = cleaned+ biogas, heat and fertilizer

General goal for the project The environment by emissions shall be 50 % lower than new housing areas from the early 1990s. Result today: about 30-40%

Green planning 25 sqm free space per apartment •All green space in connection through the area – green corridors •1.000 new trees and all lawns are new •Always into consideration of existing landscape

Every block has its individualy designed garden

Green paths all along

Water treatment •Storm water from the blocks is collected and let out into the lake locally •Storm water from roads is treated in baisins locally •Water from households treated in the waste water plant - sludge to biogas and fertilizer

A channel for Stormwater reflecting the sky

Green roof collecting rain

Waste •Waste separation – organic, combustable, newspaper from inlets in each courtyard •Waste vacuum system to reduce traffic and labour •Metal, glass, packages and hazardous in wasterooms inside every house •No landfill from waste – all recycled

Inlets for the 3 largest fractions of waste

Vacuum waste system reduses waste transports 80%

Pipes for waste transports under the ground

Energy •Combustible waste to district heating and electricity – combined heat and power •Biogas from waste water – to busses and cookers •Heat from treated wastewater into district heating and cooling •Solar cells, solar panels and fuel cell •50% of energy need out of local sources

District Heat in Stockholm Heat production 9 TWh District cooling 0.4 TWh Electricity 1,6 TWh

WtE CHP Plant

Fortum Fuel Mix Fossil fuels 21%

Bio fuels 33%

Waste to Energy 28% Seawater, Free cooling and Waste water 18%

ByggVesta - Low Energy Building •

Heat exchange 90% exhaust to supply air

High insulation in envelope

Tight windows

Airtight and slow construction

District heating as base

Individual measuring

Low energy installations

NO RADIATORS

55 kWh/sqm and year

Solar Cells integrated in the front. 3% of the demand

Solar panels heating 50% of tapwater

Transports and parking •Public transports : light railway, busses and ferry •80% of all commuting using public transport, cycling or walking •Now: only 21% are using cars daily to work •70% of households own a car – in balance with parking utilities •Car pool with 37 cars and 450 members from households and firms

One third of residents trips are made on the light railway

Car sharing – 40 cars, three operators – households and companies are members

Norra Djurgårdsstaden ”Royal Seaport”

Hammarby Sjöstad

Royal Seaport •Size 236 hektars – 2,36 km2 •Number of flats 10 000 (1 mllion m2) = 22 000 inh •New jobs in the area 30 000 •Commersial areas 600 000 m2

More facts on Stockholm Royal Seaport •Production time 2009 -2030 first residents 2012 •Distance to Stockholm city, 15 min by bike

•Public transports: metro, light railway, biogasbus and biogasboat •Energy demand less than 55 kWh/kvm per year, 30 -100% locally produced electricity and smart grid distribution •Emissions max 1,5 ton CO2/person 2020, fossilefree 2030 •Adapted to climate change •Harbour for passenger ships –container traffic moved out •Existing energyplant refined into bio heat and power

More on Energy -55 kWh/m2 per year, of which 15 kWh electricity

•30 % locally produced (housing-electricity) •Household machines class A+ •Testing tightness och thermographing •Smart grid for electricity (use-buy-store-produce)

Smart Grids – the next step

Flexibility in Use – Buy – Store - Produce

Goals compared with Hammarby Sjöstad •Adjustments to climate change •Innovation centre in the area •Logistic centre for building waste and transports •Requirements for lower energy consumption •Individual measuring and charge of heating, waste and electricity •Lower parking rate for cars (0,5) and higher for bicykles (2,2) •Life style requirements
